Help for every stage of your lease.

Move-in, living here, moving out, and your building: the details in plain sentences.

Moving in

Before your move

  • Set the utilities you picked into your own name by lease day. The building sheet names the providers of record.
  • A renters policy is a lease condition: send the proof of insurance before keys change hands.
  • First month's rent plus the deposit clear before keys; the statement shows both, to the dollar.
  • Book the walkthrough before the boxes arrive; the report signs that day, not after.

Move-in day

  • You get your keys and entry codes at the walkthrough, in one visit.
  • The parking assignment, or the driveway, is in the report.
  • Walk the home with us, sign the report together, and keep your copy: move-out reads it back.

Living here

Repairs and upkeep

  • Call or write: either reaches a person on weekdays.
  • Every request gets a status within one business day.
  • Emergencies answer 24/7 through the on-call dispatcher: no heat, an active leak, a lockout, a gas smell.
  • The vendor bench does the work once, the way the statement lines up.

Paying rent

  • Rent is due on the first.
  • The statement arrives on the first with the same math: rent, and the line items it names.
  • Pay by check delivered to the office, by ACH, or by money order: the three ways are on your lease.
  • No portal to log into: a person answers.

Moving out

  • Give 30 days' written notice by phone or email, confirmed by the office.
  • The cleaning standards are the ones in your lease, no surprises at move-out.
  • Tell us your forwarding address so the deposit statement finds you.
  • Return every key and code at the move-out walkthrough; the report signs the same day.

Your building

Every building sheet is in writing. Ask for the PDF of yours by email, and the lines below hold the same truths.

  • The Palo Verde House (Mesa)

Electric: APS. Water: the city of Mesa bills direct. Laundry: hookups inside. Parking: the driveway fits two.

  • The Sunward Bungalow (Phoenix)

Electric: APS. Water: the city of Phoenix bills direct. Laundry: hookups in the kitchen hall. Parking: street, with the permit riding the lease.

  • The Canal Row Duplex (Tempe)

Electric: SRP. Water: the city of Tempe bills direct. Laundry: hookups in each unit. Parking: one assigned stall per unit.

  • The Rimrock Casita (Chandler)

Electric: SRP. Water: the city of Chandler bills direct. Laundry: hookups in the unit. Parking: a private driveway.

The two fourplex units share a trash service and a shared-wall guide: ask for their building sheet by phone.
